Payment Cap on adjustable rate mortgages is a consumer safeguard that limits the amount that borrower's monthly payment can change. It ensures that borrowers don’t face drastically increased payments on their mortgage. However, since payment caps don’t limit the amount of interest they can accrue, it’s possible that the interest due could be larger than the payment amount. In this case, the principal balance would increase instead of decrease.
